Hazardous materials involve any item or agent that has the potential to cause harm to humans, animals, or the environment. This could include biological items such as mold, chemical agents such as paints that contain heavy metals such as mercury or lead, radiological hazards such as contaminated soil, water or air, and/or physical factors that can harm a person without touching them.

Resolving issues with hazardous materials includes either abatement or remediation. Abatement involves removing the problem from a structure or encapsulating it in a way that prevents it from causing harm. Remediation examines the underlying issue contributing to the problem and coming up with a solution to keep it from recurring.
